What we found
The homeowner had cleaned the visible mold from the bathroom ceiling multiple times over two years. Each time it returned within weeks. This is a classic sign that the moisture source — not just the mold — needs to be addressed.
Our inspection identified the following:

Active moisture in ceiling cavityMoisture meter readings showed HIGH levels inside the ceiling above the bathroom — well above the threshold for mold growth risk.

Exhaust fan terminating inside the attic spaceThe bathroom exhaust fan was not routed outside the building. It terminated inside the ceiling/attic cavity, pumping warm moist air from daily showers directly onto the roof sheathing and joists.

Mold growth on back of drywall and framingOnce the ceiling was opened, mold was confirmed on the back face of the drywall and on the wood framing members surrounding the exhaust fan housing.

Non-moisture-resistant drywall in bathroomThe original drywall was standard (non-MR) drywall — a common issue in older Brampton homes that significantly accelerates mold growth in high-humidity areas.
What we did
Following a written scope and client approval, we completed the following:
- Set up containment to prevent spore spread during remediation
- Removed the mold-affected drywall section from the ceiling
- HEPA vacuumed the exposed framing and surrounding areas
- Applied antifungal treatment to all affected framing members
- Documented the exhaust fan issue for the homeowner to have corrected by an HVAC trade
- Conducted final moisture verification readings
- Issued written clearance documentation
The homeowner arranged for a licensed HVAC contractor to reroute the exhaust fan to the exterior of the home — addressing the root cause and preventing future recurrence.
