The situation

A Mississauga realtor contacted ProMold after a home inspector flagged attic mold on a pre-sale inspection. The buyers were prepared to walk unless the mold was remediated and certified clearance documentation was provided before closing. The timeline was tight — 10 days to closing.

What we found

Mold on roof sheathing — approximately 40% coverageBlack mold growth was present across roughly 40% of the attic roof sheathing. The growth pattern was consistent with chronic condensation rather than a roof leak — uniform distribution across the cold sheathing surface.

Soffit vents blocked by insulationBlown insulation had migrated to cover all soffit vent openings along the eaves. Without fresh air entering at the base, warm moist air rising from the living space had nowhere to go — condensing on the cold sheathing.

Undersized ridge ventThe existing ridge vent was undersized for the attic volume — insufficient to exhaust moist air even when soffit vents were clear.

No structural damage to framingImportantly, the rafters and structural framing were free of significant mold and showed no structural degradation — the mold was isolated to the sheathing surface, which is the most common and treatable finding.

What we did

The deal closed on schedule. The homeowner subsequently had a contractor install proper soffit vent baffles to prevent recurrence.
